Minimum Municipal Tax
This year, Council adopted a minimum tax levy as approved in the 2019 Tax Rate Bylaw and in accordance with section 357(1) of the Municipal Government Act.  The Minimum Municipal Tax levy on improved residential, vacant residential and non-residential property for 2019 is $1,025.00.  A property with an assessed value less than $126,297 is subject to the minimum municipal tax upcharge.

Property with Assessed Value of $200,000
2019 Municipal Mill Rate   8.1157699
Municipal Levy Calculation   200,000 x 8.1157699/1000 = $1,623.15
No Minimum Tax Upcharge (municipal levy > $1,000.00)
Total Municipal Taxes Payable    $1,623.15

Property with Assessed Value of $100,000
2019 Municipal Mill Rate  8.1157699
Municipal Levy Calculation   100,000 x 8.1157699/1000 = $811.57
Add Minimum Tax Upcharge    $213.43
Total Municipal Taxes Payable    $1,025.00

The Minimum Municipal Tax is in place in order to assist in a more cost-effective and efficient distribution of municipal expenses to each property owner.  The same municipal services are provided to each property within the Summer Village regardless of the assessed value of the property, therefore, implementing a minimum tax helps to equitably allocate the cost of all services required to maintain and sustain the municipality.  While the vacant properties will see the largest tax increases this year due to the minimum tax payable, the intention of this is to encourage the development of these properties throughout the municipality.
